“It’s been held back for so long and hasn’t experienced growth like other suburbs,” Mr Airlie said.

For buyers who are looking for units, Hillsdale may be the suburb to start searching in.

While Sydenham is the most affordable at the moment, Ms Hodgson said buyers should aim to get in quick before prices begin to rise.

“No one knows too much about Maidstone. It’s a small suburb,” he said.

CoreLogic found Carlton was Melbourne’s most affordable unit market within 10km of the city, with a $346,918 median value.

CoreLogic head of research Tim Lawless expected housing affordability to again become an issue in Melbourne next year, as prices continued to grow following a “mush faster than expected” rebound in the second half of 2019.
